Other data that you need to know: You are required to pay 30 days in advance every month. The Investors first payment may be due 45 days after closing so we make your first payment due 15 days after closing. Your 2nd and all future payments are due a minimum of 30 days in advance of the investors payment. If you are in a 'tenant friendly' state, we may require that you escrow 3-12 months of payments to protect the interests of the investor. We are also looking for you to make principle payment reductions of 1/0th of 1% per month. (That would be $100 per month on a $100,000 loan) This results in a rapid equity build up which is good for the client and it reduces the risk to the investor. You need realize that you are buying an Option to Purchase 100% of the beneficial interests in a Trust. When you exercise that option you will be able to order the Trustee to transfer title to your personal name if that is what you choose to do, or you may decide to keep title in the Trust. You are required to make a good faith effort at least once per year to generate a new loan and take the loan off the investors credit. You will have seven years to generate a new loan. In fact, bad credit will come off your credit in seven years. However, there are many lenders that will make a loan for you after you have made 12 timely payments.
When you get the keys to your home and move in we typically provide a $500 internet shopping spree as a house warming gift, or you may request we give you up to 4 prepaid secured credit cards which will give you 4 positive credit entries as long as you pay as agreed. We put $50 on each card for you and you can also increase the limits by sending in more secured monies.
You are encouraged to generate a new loan within 12 months because you will receive a 3% credit off the price as an incentive to do so. When the underlying loan is cashed out the investor receives the balance of their profits in cash. A licensed Real Estate Company, Guaranteed Approval Realty, Inc. will coordinate the acquisition of the home. They will have a fiduciary obligation to secure the best price and terms for the Investor and to provide you with full disclosure of all acquisition terms. You will benefit from professional price negotiations.
Why is the investor willing to sign their name on a loan and take a chance on me? Primarily to make a fair and reasonable profit. The $75 extra per month on a $100,000 home comes from the investor buying and selling the home for a 15% profit. Let's say you choose a home that's $100,000. The investor will buy it for $100,000 and sell it to you for a 15% mark up or $115,000. If you generate a new loan within 12 months, you get a 3% credit off the price, resulting in a $12,000 profit for the investor. $12,000 amortized over 30 years at 6.5% would be $75 per month. That's what it really costs you - a monthly payment. Again that cost is also offset by the powerful advantages the investor passes on to you so it turns out really great for the buyer. We view you as a low risk because we know that you are both financially and emotionally invested into the home of your dreams.
